GENERAL Conditions

Either staying at the Bed & Breakfast or in one of our apartments, the ideia is that it feels like home to you. However here follows some information that somehow may turn your stay with us more pleasant.

Usually the arrival time should be past 15 hrs and departure until 11 hrs. Within reasonable, arrivals in the morning and departures in the afternoon may be foreseen without any surcharge whatsoever. At least, you can always leave your luggage with us, if your plan to arrive in the morning. We also kindly ask to ALWAYS please informe us about your expected time of arrival in order to make it the best possible.

Initially 50% over the total amount are requested in order to make the apartment or room booking official. This amount will have to be transferred through international wire transfer. The information on how to proceed with the wire transfer will be sent to you, through e-mail/INTERNET, in the 24 hrs after the pre-booking. It can also be paid by paypal. In that case, transfer commissions will be at your charge and will be added to your balance. The balance will be paid at arrival for the appartments and at departure in the rooms case and may be made by cash or credit card (VISA or MasterCard). The keys pick up and its return, in the apartments case, is to be always at the Bed & Breakfast.

t is foreseen that in case of cancellation more than one month before the arrival date the deposit is to be fully reimbursed. For cancellation between one month and one week before the arrival date the deposit is reimbursed if the room is rented to another guest. For cancellation less than one week before arrival, the deposit is not reimbursed.

If you are to arrive later than the indicated time, and whenever  possible, we kindly ask you to informe us about the delay. In case we do not have any news from you in the 12 hours after your expected time of arrival we may book and/or occupy the room or appartment without further notice.

During your stay we will make our best so that it feels almost like home. In this sense, you will find the rooms and apartments ready to be used in any way. In case you come across anything wrong or not functioning/working we kindly ask to report it to us immediatly after your arrival and not at the end of your stay, for you then will be liable for any damaged equipment or anything else that may be found wrong in the apartment or room. But let us reassure that so far no action has been taken… so far every as run smoothly !

We also kindly ask you to to observe silence as much as possible, and within the reasonable, in the hallways and common areas of the Bed & Breakfast.

If you are to stay at an apartment you may come and join us at the Bed & Breakfast (just 100 meters far from the apartments) for breakfast for an additional fee of 7€ per day per adult (3€ for children between 4 and 10 years old and for free for children under 4 when with their parents).

Regarding the rooms and concerning bookings of 2, 3 or 4 days, these may be assigned another room of the same category or superior due to logistical reasons (occupancy rate). Therefore, and during high season, the minimum stay is 3 nights on week-ends and bank holidays/holidays when the booking is made more than 30 days prior to the date of arrival, and 2 days in any other case.

Rate for Apartment Bairro Alto and Apartment Bica is for a double occupancy. If you've booked for 3 or 4 persons, 10€ per day and person will be added.

If you would like to stay only one night with us that may be possibility but a surcharge of 20% over the regular rate. Do not hesitate in getting back to us by e-mail to make your booking !
